In this opportunity, we are looking for a **Real Estate Development Manager**, responsible for leading lease contract negotiations for new stores across our various formats, monitoring contractual and operational relationships with external developers to ensure compliance with contractual commitments established in approved expansion projects. This role operates during the intermediate phase between project approval and store activation, interacting with multiple internal departments and external developers. The incumbent is directly responsible for negotiating contractual terms, ensuring milestone compliance, representing the Company before developers, and securing optimal property delivery conditions—within defined timelines and standards. Strong management capabilities, contractual analysis skills, and coordination with legal, technical, and administrative teams are expected. Key responsibilities include: * Establishing lease agreements, negotiating in accordance with company-defined guidelines to ensure timely execution of contracts under optimal conditions for SMU. * Leading contractual relationships with developers, serving as SMU’s representative on legal, technical, and administrative matters to ensure smooth, aligned management throughout the project development phase in line with company objectives. * Conducting rigorous tracking of critical project milestones—including permit acquisition, deadline adherence, and technical and contractual deliverables—to ensure progress according to schedule, minimize contingencies, and enable timely store delivery. * Coordinating with internal departments (Legal, Engineering, Construction, Architecture, Logistics, and Operations) to resolve observations, requirements, or specifications arising from the Lease Agreement, ensuring coordinated information flow and efficient fulfillment of internal and external requirements. * Validating compliance with contractual conditions upon store delivery—including technical annexes and documentary commitments—to ensure SMU’s Construction Team receives the premises conforming to specifications, without barriers to activation. * Identifying deviations, risks, or non-compliance by developers and triggering early alerts for resolution, thereby contributing to reduced operational and financial risks for SMU. **Requirements:** * Professional degree in Architecture, Commercial Engineering, or Civil Construction.
