In this opportunity, we are looking for a **Real Estate Development Manager**, who will be responsible for leading lease contract negotiations for new stores across our various formats, monitoring contractual and operational relationships with external developers to ensure compliance with contractual commitments established in approved expansion projects. This role operates during the intermediate phase between project approval and store activation, interacting with multiple internal departments and external developers. The incumbent is directly responsible for negotiating contractual terms, ensuring adherence to each milestone, representing the Company before developers, and securing optimal property delivery conditions—within defined timelines and standards. Strong management capability, contractual analysis skills, and coordination with legal, technical, and administrative teams are expected. Key Responsibilities: * Establish lease agreements, negotiating in accordance with company-defined guidelines to ensure contracts are signed within established timelines and under optimal conditions for SMU. * Lead contractual relationships with developers, serving as SMU’s representative on legal, technical, and administrative matters to ensure smooth, aligned management throughout the project development phase, consistent with company objectives. * Conduct rigorous tracking of critical project milestones—including permit acquisition, timeline compliance, and technical and contractual deliverables—to ensure progress aligns with the schedule, reduce contingencies, and enable timely store delivery. * Coordinate with internal departments (Legal, Engineering, Construction, Architecture, Logistics, and Operations) to resolve observations, requirements, or definitions arising from the Lease Agreement, ensuring coordinated information flow and efficient fulfillment of internal and external requirements. * Validate compliance with contractual conditions upon store delivery—including technical annexes and documentary commitments—to ensure SMU’s Construction Team receives the premises in conformity, without barriers to activation. * Identify deviations, risks, or non-compliance by developers and trigger early alerts for resolution, contributing to reduced operational and financial risks for SMU. **Requirements:** * Professional degree in Architecture or Civil Engineering. Additional training in contract management, project evaluation, or real estate development is highly valued. * Minimum 3 years of professional experience in roles related to real estate management, contract administration, or project monitoring within the retail sector—or at real estate or construction firms serving retail companies. * Proficiency in Microsoft Office (Advanced Excel, PowerPoint). * Advanced AutoCAD skills. **What We Expect From You:** * Strong negotiation and contractual follow-up capabilities. * Strategic and operational vision. * Results orientation and commitment to deadlines. * Ability to manage multiple projects simultaneously. * Effective communication with developers, legal teams, and technical staff. * Proactive identification and resolution of risks.
