We are seeking a Property Specialist to join American Tower’s Land Negotiation team. This team manages ATC’s national property contract portfolio, ensuring business continuity through contract renegotiation and renewal, as well as identifying land acquisition and investment opportunities across all ATC assets. On a day-to-day basis, you will focus on negotiating lease and property contracts, analyzing key performance indicators (KPIs) and portfolio metrics, reviewing contractual documentation, and providing consistent support to internal stakeholders throughout the negotiation lifecycle. As a Specialist, you will collaborate with Legal, Finance, internal requestors, and external vendors to deliver efficient, compliant, and high-quality contractual transactions—ensuring portfolio accuracy and timely updates. Additionally, you will actively contribute to key projects and serve as the primary point of contact, utilizing designated systems extensively and engaging regularly with clients. Our teams support each other daily through connections and collaboration so that we can grow together. * Bachelor’s degree in Business Administration, Law, or a related real estate field preferred. * Minimum 5 years of experience negotiating lease contracts required. * Advanced proficiency in Excel and Word required; Power BI knowledge is a plus. * Technical knowledge of real estate contracts, investment modeling, and telecommunications infrastructure is desirable. * Strong negotiation, analytical, organizational, and problem-solving skills required. Proficiency in English and/or Spanish is desirable. * Excellent oral and written communication skills, including the ability to clearly and effectively present ideas and recommendations. * Ability to work effectively and professionally with diverse functional groups and employee levels to achieve results. * Exceptional organizational skills; ability to multitask and meet deadlines through effective prioritization of duties and responsibilities in a dynamic environment. * Manage a lease contract portfolio, including analysis, renegotiation, renewal, and review of contractual terms and investment models. * Coordinate and oversee transactions executed by contracted vendors, ensuring compliance with timelines, documentation, and standards. * Review and recommend contractual clauses, manage portfolio documentation, and maintain updated information in systems (Oracle, Salesforce, and Siterra). * Prepare and manage service requests, contract drafts, amendments, and landlord interactions to support end-to-end negotiation processes. * Coordinate and structure projects, including cross-functional initiatives and system testing as an advanced system user. * Interact directly with legal departments to resolve complex cases. * Serve as subject matter expert on land negotiation processes, providing guidance and technical support to analysts and internal partners. * Lead comprehensive analyses to identify trends, risks, and optimization opportunities across the entire property portfolio. * Support strategic assessments and decision-making related to land acquisitions, divestitures, and long-term investment models. * Contribute to the development and improvement of internal policies, workflows, and systems. * Serve as the primary liaison for complex or high-impact negotiations involving intricate contractual challenges or the need to align multiple stakeholders.
